A Case Study

The Call

We were approached by the managing director of an asset management company who had been struggling to find a suitable office. With the lack of letting boards on buildings, finding commercial agents with relevant instructions was proving difficult. He’d seen a few office spaces, however, in most cases the agents’ particulars lacked sufficient detail and he’d ended up wasting valuable time viewing spaces which weren’t suitable. A process which he thought might take 2 to 3 weeks, had so far taken 3 months of valuable management time and with a lease expiry date looming, he was facing the prospect of having to move his team into a temporary serviced office, which was not ideal.


The Brief

A good quality, client facing office space, in either, Marylebone, Mayfair, or St James’s, for 10 to 12 staff, which could accommodate an executive office, 2 meeting rooms and a kitchen.




Viewings

With an in-depth knowledge of the Central London office market and access to the available options on the market, we were able to have our new client out viewing offices that afternoon! Over a two week period, we were able to show him and his colleagues numerous options to match the brief.


The Shortlist

Our client wanted to find a property which he could fit-out to his own specification. Having viewed a number of offices with basic Landlord fit-outs (lighting, air conditioning, painted walls, a raised floor, etc), we introduced an office fit-out company who produced some space plans to show some layout options and to bring the spaces to life.


The Result

During one of our on-going searches, we found a 1,600 sq.ft. office space near Regent Street, which had just undergone an extensive Grade A, Landlord fit-out and was being offered with a fitted 8 person boardroom, a fitted kitchen, a break out area and desks for 12 staff and was ready to move into.


Seeing an opportunity, to save our client the cost of his fit-out and secure a beautiful office space, we showed our client the space and unsurprisingly, he asked us to begin negotiations on his company’s behalf. We negotiated and agreed the rent, secured a rent free period and also a cap on the dilapidation liability at the end of the lease term! 4 weeks later with legals completed, our client and his team moved in.
