A Case Study - Fitzrovia, London

The Call

An existing client, we’ve acted for in the past, called us with a requirement for a small office in the West-End. Their current space was larger than they needed, and with the ability to exercise a break clause, they wanted to see what options might be available to them.

 

The Brief

With a requirement for sub 500 sq.ft. of space, but in a good quality building and with a requirement for air conditioning, we suggested we look for an office on a traditional lease, but also provide them with some serviced office options as well.

 

The client was keen to find somewhere along the Central Line between Paddington and Holborn and so we carried out an in-depth search by sending a requirement to 500+ letting agents, coupled with a search of our in-house databases.

 

Viewings

We arranged and accompanied our client on all viewing, and with our client having discounted the serviced office options we offered, they ended up shortlisting 2 properties which our client felt best matched their brief.

 

The Result

Whilst 2 properties were shortlisted, one ultimately best suited our client’s needs and we were able to secure them a 3 year lease, with a tenant only break clause at the 2nd year (should the client want to leave), a discount on asking rent, a valuable rent free period, a service charge cap, and a cap on the repairing clause at the end of the lease. Additionally, we were able to get the deal over the line in time for our client’s lease break clause date.
