A Case Study - The City of London

The Call

An investment bank approached us to discuss their office needs. With a looming lease expiry, and keen to get more of their staff back into the office, they wanted to see what options might be available to them.


The Brief

A good quality, client facing office space in a modern building, in either Midtown or the City of London, which could accommodate an open plan desk area for over 30 staff, including 2 executive offices, 2+ meeting rooms and a good quality kitchen/breakout area.

 

During our initial discussions, our client expressed some concerns over the potential time and cost of fitting out a new office space. We advised them on their options, and in particular, our ability to search for fully fitted options, where Landlords may have carried out a high-quality fit-out, ready to work from option, with furniture, meeting rooms and services installed.

 

Our client was keen to take a traditional lease, and not a serviced or managed option.


Viewings

Not wanting to take up valuable management time trying to look for offices themselves, and wasting time viewing spaces which weren’t suitable, they instructed us to undertake a search.

With an in-depth knowledge of the London office market and access to the available options our client would struggle to find themselves, our client knew that we would shortcut the process dramatically for them, saving them valuable time by only introducing offices which met their specification. Over the course of a few days, we carried out an in-depth search and compiled a list of offices to view.


The Result

Having taken our client on a few tours of available fitted and unfitted options, we introduced a 3,500 sq.ft. office space in the City, which had undergone a Landlord fit out, which met our client’s specification.

 

Seeing an opportunity to secure a beautiful office space and save the cost of a fit-out, our client asked us to begin negotiations with the Landlord, which we did, negotiating a 5 year lease with a beneficial tenant only break clause at the 3rd year (should our client want to leave), a discount on asking rent, a valuable rent-free period, and a cap on the repairing clause at the end of the lease.
